Real estate drone video: rules, cost and why it sells
Filming a house by drone: what the rules say in France, what drives the cost, and why aerial views help sell property.
· AchMedia Real Estate

Real estate drone footage has changed the way a property is presented. In a single shot, it shows what ten photos would not: where the house sits, the real size of the land, the pool, the view, the surroundings. But drone filming cannot be improvised. There are rules to follow, shots that work better than others, and a cost to understand. Here are the essentials, simply explained.
Why use a drone
In a few seconds, a drone answers the questions a buyer asks:
- Where is the house? In a village, on the edge of a forest, by the water?
- What is the real size of the land? Ground-level photos never show it well.
- Is it overlooked? The overhead shot answers immediately.
- How do you live outdoors? Terrace, pool, garden, orientation.
The top-down shot, with the drone exactly above the property, is one of the most honest there is. In one look, it shows how the property sits, the size of the land, the pool and the outdoor circulation.
The rules in France
In France, drone use is governed by European regulations and by the DGAC, the French civil aviation authority. For a property shoot, which is a professional activity, a few essential rules apply:
- The operator must be registered with the DGAC, and so must the drones concerned.
- The remote pilot must be trained for the category of flight.
- Restricted zones must be respected: airfields, military zones, sensitive sites. The official map of restrictions can be consulted online on the Géoportail.
- Flight height is limited, generally to 120 metres in the open category.
- Flying over people and over built-up areas is subject to strict conditions, or even specific authorisations.
- Privacy must be respected: you do not film the neighbours' gardens without good reason.
The rules change regularly. A professional keeps up to date and checks, before every shoot, the rules that apply to the location. That is a good reason to trust the aerial views to a registered operator.

The shots that work
Not all drone shots are equal. Here are the ones that really sell:
- The overhead shot, for the layout and the land.
- The slow orbit around the house, to show the property from every angle.
- The approach, which starts from the landscape and descends towards the house, like an arrival.
- The facade tracking shot, gliding along the house to reveal the pool or the terrace.
- The reveal, passing over a tree or a roof to unveil the view.
The golden rule: slow, steady movements. A drone that rushes cheapens a property. For the other shots not to miss, read the 7 shots that sell a property.
The cost
The cost of drone footage depends on several things:
- The complexity of the location and the number of shots required.
- Travel to the property.
- The authorisations needed for the area.
- Whether it is part of a complete film or a delivery of raw footage only.
In most cases, the drone is part of a complete property film rather than a standalone service. That is also what gives aerial images the most value: they make sense among the ground shots. Our article on the cost of a property video explains what drives the price.
Drones and social media
On Instagram and TikTok, aerial views stop the scroll. A shot that descends from the sky towards a turquoise pool, or reveals a valley behind a house, is among the most effective openings.
In Marrakech, the drone video of Riad O'Zeen passed 81,400 views on its own. The aerial shot places the riad in the medina and immediately makes people want to know more. Read the riad's story.
The best flying conditions
A beautiful drone shot depends a great deal on the weather and the time of day:
- Wind: above a certain threshold, the drone becomes unstable and the images shake. We postpone if needed.
- Light: low morning or evening light adds relief; midday sun flattens the volumes, except for overhead shots of a pool.
- Rain and fog prevent flying or spoil the image.
- Season: a garden in bloom or vineyards in autumn change everything.
Choosing the date is therefore part of the job. A professional watches the forecast and adjusts the schedule.
Drones and safety
Beyond the rules, a drone shoot requires common-sense precautions:
- Checking for obstacles: trees, power lines, antennas.
- A safe take-off area, away from people.
- Charged batteries and a safety margin on every flight.
- Respect for the neighbours, without flying over their gardens.
- A focused pilot, ideally assisted by a second member of the team.
These are also reasons to trust the aerial views for a sale or a rental to an experienced team.
What a drone does not replace
The drone is a wonderful tool, but it is not enough. A film made only of aerial views shows a property from afar, without conveying what it is like to live there. The best films alternate: an aerial view to set the scene, a ground shot to step inside, a detail to feel the place, then the sky again to close. That alternation is what makes a complete property film. Read the 7 shots that sell a property.
Frequently asked questions
Can you film your own house with a drone?
For leisure use over your own property, within the rules, it is possible. For a sale or a rental, it is a commercial activity: it is better to use a registered operator.
Can a drone fly anywhere?
No. Some zones are prohibited or require authorisation: near airfields, military zones, some town centres. A professional checks these constraints before the shoot.
Should you tell the neighbours?
It is good practice, especially if the drone has to pass close to their properties. Careful framing avoids filming their gardens.
Is a drone useful for an apartment?
Less than for a house, but it can show the building, the neighbourhood, the view or the proximity of a park or the sea.
How long does a drone flight last?
Each battery gives a limited flight time. For a property shoot, several short flights are usually enough to cover all the shots.
Is a drone noisy?
Yes, a light buzz. That is why the sound from the shoot is not used: the film is edited to music.
