How much does a professional property video cost?

The cost of a property video: what drives the price, what is included, and how to tell whether it pays off for your sale.

The cost of a property video is often the first question people ask before getting started. And the most honest answer is: it depends. A phone video of an apartment has nothing in common with a drone film of a villa with grounds. Rather than throwing out a random figure, this article explains what drives the price, what should be included, and how to judge whether it pays off for your sale or rental.

The main kinds of video

To understand the cost of a property video, you first need to know what you are buying. Broadly, there are:

  • The simple video, shot quickly, often on a phone or with light equipment. It suits everyday properties.
  • The professional video tour, with a stabiliser, worked light and careful editing.
  • The property film, more cinematic, with a drone, several formats and a real narrative. It is reserved for properties of character and exceptional homes.

Each kind involves a different amount of work, and so a different price. Comparing two quotes only makes sense if you compare the same scope.

What drives the price

Several things weigh on the price:

  1. The size and complexity of the place. A large estate with grounds, a pool and outbuildings takes longer than an apartment.
  2. Travel. A shoot in Alsace, on the French Riviera, in Morocco or in Thailand does not involve the same costs.
  3. The drone. Aerial footage requires equipment, a pilot and compliance with the rules. Read our article on real estate drone video.
  4. The number of formats delivered: main film, vertical versions for social media, short clips, photos.
  5. The editing: music, on-screen text, colour grading.
  6. Distribution: a video published on followed accounts and shared by partners is not worth the same as a file simply handed over.

What is included

Before signing, check what the quote covers:

  • Scouting, or a prior conversation to understand the place.
  • The shoot on the ground and, if planned, by drone.
  • The edit and any corrections.
  • The formats delivered and their length.
  • Usage rights: where and for how long can you use the video?
  • Distribution: is the video only delivered, or also published and shared?

At AchMedia Real Estate, the shoot is only half the work. Distribution through our accounts and our network of creators is the other half.

Return on investment

The real question is not "how much does it cost?" but "how much does it bring in?".

For a sale, a film can bring in a serious buyer sooner, avoid a price cut, or make the difference against competing properties. Compared with the value of a property, the cost of a film weighs little if it helps sell better. Our article on selling without lowering the price explains how.

For a rental, every direct booking won thanks to the film is one platform commission less. A film that keeps circulating for several seasons pays for itself stay after stay. Read our article on direct bookings.

The places filmed by AchMedia Real Estate have been seen by more than 100 million people, without any paid advertising. That visibility is what the price should be weighed against.

Getting a quote

Every property is unique, so every film is too. That is why we do not publish a standard price: we give you a clear price after a 20-minute call, once we know your place and your goal.

To prepare for that conversation, gather a few details: type of property, floor area, outdoor spaces, location, goal (selling, renting, filling your calendar) and preferred timing.

Comparing two quotes properly

Two property video quotes can look very different when they do not describe the same work. To compare, ask both providers the same questions:

  1. How long is the shoot on site?
  2. Is the drone included, with a registered pilot?
  3. How many formats are delivered, and how long are they?
  4. Is the music royalty-free for social media?
  5. How many rounds of edit corrections are included?
  6. Is the video distributed, or only delivered?
  7. Who holds the usage rights, and for how long?

A cheaper quote that includes no drone, no vertical formats and no distribution can end up costing more in results.

The hidden costs of a cut-price video

A cheap video can look like a good deal. But a video that is poorly filmed, poorly lit or poorly edited does the property a disservice: it shows it in a bad light, holds less attention and is not shared. The real cost is a house that sells more slowly or a rental that fills less.

Conversely, a quality film works for you for a long time: it is reposted, cut into new formats and keeps circulating. Spread over its useful life, its cost often becomes modest.

What you are really paying for

Beyond the hours of filming, you are paying for an eye: knowing which shot to show, at what time of day, in what order. You are also paying for an audience, when distribution is included. At AchMedia Real Estate, the film and its distribution go together: our accounts, our network of creators and our partners take your film far beyond a single post. Read our guide to property video.

Frequently asked questions

Why doesn't AchMedia Real Estate publish its prices?

Because the work varies enormously from one property to another. A published price would either be too high for a simple property or misleading for an estate. We prefer a clear, tailored price after the call.

Does a drone cost more?

It requires equipment, a pilot and, depending on the area, authorisations. It is often essential for a property with a garden, a pool or a view.

Do you pay extra for distribution?

It depends on the provider. Always check whether the video is only delivered or also distributed. A video without distribution works far less hard for you.

Can a video be used for several years?

As long as the place does not change, yes. This is especially true for a rental, where the film can be reposted every season.

Can you reuse the video with another agency?

It depends on the rights set out in the contract. Always check who can use the video, where and for how long, before signing.

Does video pay off for a small property?

A simple video tour can. The signature film with drone footage is best kept for properties of character and exceptional homes, where it makes the biggest difference.
