Hotel marketing: how a Marrakech riad filled its calendar with one video
The true story of Riad O'Zeen in Marrakech: one call, one film, then direct bookings. What every hotel, riad and guest house can learn for its hotel marketing.
· AchMedia Real Estate

Hotel marketing has long rested on two pillars: beautiful photos and a presence on the big booking platforms. Those two pillars are no longer enough to stand out. In Marrakech, hundreds of riads compete for the same travellers, with almost identical photos. Here is the true story of Riad O'Zeen, which chose another path for its riad marketing: a film, shared on social media. And what any hotel, riad or guest house can learn from it.
The call
Riad O'Zeen is a charming address in the heart of the Marrakech medina, with a patio, a pool and galleries. Its challenge was easy to state and hard to solve: stand out among hundreds of riads and attract an international clientele directly, without depending only on intermediaries.
The riad contacted us directly. In fact, that call is where everything started for AchMedia Real Estate.
The shoot
Rather than multiplying shots, we built the film around one strong landmark: the patio. The central palm tree, the lanterns and the white galleries give the viewer an anchor. The edit can then move to a detail, a bedroom or a terrace, and come back to that recognisable landmark.

The creative strategy rested on three choices:
- Slow, stabilised camera moves, for an immediate feeling of calm.
- Plunging drone shots, which place the riad and give the place scale.
- Warm natural light, which brings out the carved wood and the turquoise water.
Two formats were produced: a 50 second "secret riad" tour, with drone and macro shots, and a 17 second short focused on sensory details and the experience as a couple.
The distribution
A film that sits on a hard drive fills no calendar. The videos were published on social media, where travellers dream about their next stay long before they book it. No paid advertising: the quality of the film is what made it travel.

The bookings
The results followed. The videos totalled more than 108,400 views and 12,000 likes. The drone video alone passed 81,400 views. Above all, the riad saw a sharp rise in private messages asking to book direct, without going through the usual intermediaries.
And the story did not stop there: real estate agents in Morocco then called us in turn. A successful film is also a showcase for the team that made it.
What your hotel marketing can learn
The Riad O'Zeen story is not limited to Marrakech. Here are the lessons that apply to any property, from a boutique hotel to a group gîte.

1. Find your landmark
Every place has one element people recognise at first glance: a patio, a pool, a view, a fireplace. Build your film around it. That is what makes your property memorable, and what sets it apart from the standardised photos on the platforms.
2. Sell an experience, not rooms
Travellers do not book a bed, they book a moment: breakfast by the pool, an evening on the terrace, absolute calm in the middle of the city. Modern hotel marketing shows that moment. The riad's 17 second short, focused on sensations, is a good example.
3. Be where your guests dream
Travellers discover their future destinations on Instagram and TikTok, often weeks before booking. Being in that feed means joining their wish list long before they compare prices on a platform.
4. Open the door to direct bookings
Every private message is a chance to take a booking without commission. Reply fast and clearly, and offer a simple way to book: your website, your phone, your messaging app. Our guide to direct bookings for vacation rentals details how to rely less on Airbnb and Booking.com.
5. Think long term
A good film keeps working long after it is published. It can be reshared, recut into new formats and pushed again before high season. It is an investment, not a one-off expense.
Common hotel marketing mistakes
- Betting everything on platforms. They bring volume, but they take a commission on every stay and put you in direct competition with your neighbours.
- Photos that look like the competition's. Same light, same framing, same white beds: the traveller remembers nothing.
- Posting irregularly. An account that posts three times then disappears builds no audience.
- Forgetting to reply. A message left unanswered is a lost booking.
Filming a riad: the key shots
A riad is lived from the inside, so the film is too:
- The patio, heart of the place and anchor of the film.
- The galleries and upper floors, filmed rising towards the sky.
- The pool or fountain, with its reflections.
- Craft details: zellige tiles, carved wood, stucco, lanterns.
- The rooftop terrace, with its view over the medina.
The edit keeps the real layout: guests must understand how the spaces are organised around the patio. For the wider market, read our guide to Marrakech real estate marketing.
Frequently asked questions
Does video hotel marketing suit small properties?
Yes, it is often where it works best. A small hotel, a riad or a guest house has a character that big chains lack. A film lets people feel it and helps you stand out against larger but more impersonal competitors.
Do you need to pay for ads for the video to be seen?
Not necessarily. The Riad O'Zeen videos travelled without paid advertising. The quality of the film, a strong opening shot and distribution on the right accounts are often enough to reach a wide audience. Ads can complement, but they do not replace a good film.
How long does a film keep generating bookings?
A quality film can be used over several seasons: republished before summer, recut into short formats, built into your website and your replies. As long as the place does not change, the film remains a valid showcase.
Can you film while guests are staying?
Yes, with good preparation. The shoot is organised to respect guests' privacy: chosen time slots, spaces freed up in advance, and no guest filmed without consent. Our crew adapts to the way your property runs.
Are these results guaranteed?
No video can guarantee a number of views or bookings. The Riad O'Zeen case shows what a well thought out, well distributed film can produce. Every place has its own potential, and we discuss it honestly during the first call.
Can the same film help sell a riad later?
Yes. A film made for bookings also presents the riad to future buyers, who often discover the place remotely before visiting.
What about your property?
Hotel, riad, guest house, villa or group gîte: the method stays the same. A call to understand your place, a shoot to make people feel it, distribution to show it to the right people. Watch the Riad O'Zeen film, then see how we support owners who rent on our rent your property page.
