The hook: the first 3 seconds that sell a house

On social media, everything plays out in 3 seconds. How to write the property video hook that stops people scrolling past your video.

The property video hook is what grabs attention in the very first seconds. On Instagram and TikTok, viewers decide almost instantly whether to watch your video or move on to the next. If those first seconds do not hook them, the most beautiful house in the world will stay invisible. Here is why the hook matters so much, the kinds of hooks that work, and how to test them.

Why 3 seconds

On social media, thumbs move fast. The feed offers endless videos, and each one has to earn attention. The platforms watch this behaviour too: a video that people watch beyond the first few seconds is more likely to be shown to others.

In real estate, this is all the more crucial because your video competes with everything else: comedy, sport, cooking, travel. Your house has to stop the thumb as well as any entertainment video.

Types of hooks

There are several families of hooks. The best often combine a strong image with a short line of text.

The visual hook

This is the most natural in real estate: open on the most spectacular shot of the place. An infinity pool, a sea view, a patio seen from below. The image alone should make people say "wow".

The price hook

Showing the price from the opening intrigues and filters at the same time. The viewer wonders what you get for that amount. The film of the Koh Samui villa showed its price in the first seconds, in three currencies. Read our article should you show the price in a property video.

The question hook

"Would you live here?", "Guess how much this villa costs": a question speaks directly to the viewer and invites them to stay for the answer.

The place hook

Naming a dream destination: Saint-Paul-de-Vence, Marrakech, Koh Samui. The name alone conjures images and attracts people who love those places.

The story hook

"This house was built in 1880", "This riad called us one morning": a story begins, and people want to know what happens next.

Real examples

In our films, several hooks have proved themselves:

  • The Riad O'Zeen patio, filmed from the pool, with the palm tree rising towards the sky. The riad's videos have totalled more than 108,400 views.
  • The Koh Samui villa, with the location and price shown from the opening. The villa was then sold.
  • The aerial views of Saint-Paul-de-Vence, descending from the hills towards the pool.

The mistakes

  • Opening on a bland facade or an uninteresting front door.
  • Starting with a logo or a title card that shows nothing.
  • Text that is too long for anyone to read in time.
  • Music that starts slowly while the image stays flat.
  • Promising what the house does not have. A misleading hook disappoints, and the viewer drops off at once.

Testing your hooks

The best hook cannot always be guessed; it has to be tested. A few ideas:

  1. Prepare several openings for the same video: one with the view, one with the price, one with a question.
  2. Post them a few days apart or on different accounts.
  3. Compare average watch time rather than just views: that is what shows whether the hook works.
  4. Keep what works and reuse it for the next properties.

Example hooks to adapt

Here are a few hooks you can adapt to your property:

  • "15 minutes from Strasbourg, this villa hides an infinity pool."
  • "Here's what this price gets you on the French Riviera."
  • "This riad hasn't changed in decades. Look at its patio."
  • "A mansion for 50 people, in the heart of the Northern Vosges."
  • "Would you wake up to this view?"

Each hook combines a place, a concrete detail and the promise of an image. And each one must be delivered by the rest of the video.

The perfect visual hook

The opening image counts as much as the text. The most effective openings:

  1. An aerial shot descending towards the property.
  2. A door opening onto a spectacular space.
  3. A reflection in a pool.
  4. An intriguing detail of material, before revealing the whole.
  5. A movement towards the view, which unfolds gradually.

Movement catches the eye more than a still image. A shot that moves from the first second holds attention better.

Measuring what hooks

Social media statistics show the average watch time and the moment viewers drop off. If many leave in the first two seconds, the hook needs to change. If they drop off halfway, it is the rhythm that needs work. Read with common sense, this data helps improve every new video. Read our article on TikTok and real estate.

The hook and the caption

The hook is not limited to the image. The caption that accompanies the video also plays a part: it is read by those the image has stopped. It should extend the hook's promise, give the essential information and invite action. For example: the location, the type of property, the price or rate, then an invitation to message for the full details.

A few simple rules:

  1. The first line matters most, because it is often the only one visible.
  2. Don't repeat the text already shown on screen.
  3. One clear call to action.
  4. A few keywords buyers search for, such as the town or the type of property.

A hook for each platform

The same film can get several hooks depending on the platform. On TikTok, a more direct, almost conversational hook. On Instagram, a more aesthetic hook, carried by the most beautiful image. On Facebook, a more informative hook, with the location and the price. Testing several versions shows what works best for each audience. Read our article on TikTok real estate.

Frequently asked questions

Should the hook be text or an image?

Ideally both. The image catches the eye, the text gives a reason to stay. Many viewers watch without sound, so on-screen text is valuable.

Do you need a voiceover?

It is not essential. Many property videos work with music and on-screen text. A voiceover can help to tell a story.

Is the hook different on Instagram and TikTok?

The principles are the same. The tone can vary slightly, TikTok often being more direct, but a strong image works everywhere.

How long should the hook last?

The very first seconds. The rest of the video then has to deliver on the hook's promise.

Do you need a different hook for each network?

The same hook often works everywhere. You can simply adapt the text and caption to each network's tone.

Can the hook be a question?

Yes, it is one of the most effective. A question invites the viewer to stay and find the answer.
