Instagram Reels for real estate: format, length and best practice
Ideal length, format, music, text: everything you need for an Instagram Reel that shows a property at its best.
· AchMedia Real Estate

The real estate Instagram Reel has become one of the most effective ways to show a property. These short vertical videos are promoted by Instagram, appear in a dedicated tab and can reach far beyond your followers. You still need to respect a few rules on format, length, text and music. Here is the practical guide to getting your Reel right.
The format
A Reel is a vertical video, in 9:16 format, that fills the whole phone screen. That is the first rule: a horizontal video published as a Reel appears shrunk with big black bars, and loses all its impact.
A few technical points:
- Film vertically from the start, or plan a vertical framing during the shoot.
- Leave a margin at the top and bottom: Instagram's interface covers part of the image, especially the caption and the buttons.
- Take care of sharpness: a blurred or jerky image cheapens the property.
To understand when to choose vertical or horizontal, read our article vertical or horizontal property video.
The length
There is no magic length, but a few benchmarks:
- Between 15 and 30 seconds for a mood video, centred on an emotion.
- Between 30 and 60 seconds for a real tour through the property.
- Longer if the rhythm holds, but every second must earn its place.
The golden rule: a short Reel people watch to the end is better than a long one they leave halfway. At Riad O'Zeen, we produced two formats: a 50-second tour and a 17-second short centred on sensations.

On-screen text
Many people watch Reels without sound. On-screen text is therefore essential:
- The location: town, region or country.
- The type of property: villa, riad, chalet, mansion.
- A highlight: infinity pool, sea view, 15 bedrooms.
- The price for a sale, or a starting price for a rental.
The text must be short, readable and placed in the visible part of the screen. A three-line sentence nobody has time to read is useless.
The music
Music sets the tone. A luxury villa does not call for the same music as a mountain chalet or a riad. A few tips:
- Choose music that fits the mood of the place.
- Cut the edit to the rhythm: change shots on the strong beats.
- Use royalty-free music or tracks from Instagram's library, so a video is not blocked.
Publishing
A good Reel is published with care:
- A clear caption, with the location, the key information and an invitation to message.
- Relevant keywords and hashtags, linked to the region and the type of property.
- A polished cover, often the most beautiful shot of the film.
- Quick replies to comments and messages.
Collaborating with accounts people already follow multiplies the reach. That is what we do with our network of creators and our partners. The places filmed by AchMedia Real Estate have been seen by more than 100 million people, without paid advertising.
Reel formats that work in real estate
Several types of Reels work particularly well:
- The full tour in 30 to 60 seconds, from the arrival to the view.
- The favourite detail: a single room, a single view, in 10 to 15 seconds.
- Before and after of a preparation or a renovation.
- The mood: a moment of life, with no commentary, set to music.
- The face to camera: the owner or the agent presenting the place.
Alternating these formats keeps your account alive and reaches different audiences.
Collaborating with other accounts
Instagram lets you publish a Reel in collaboration with another account: the video then appears on both profiles and reaches both audiences. For an owner or an agency, it is a powerful way to widen distribution. That is what we do with our network of creators and our partners: your film is picked up and shared by accounts followed by thousands of people.
Common mistakes
- A Reel too long for its content.
- Text that runs under the interface buttons.
- Poorly chosen music, too aggressive or too sad.
- No mention of the location.
- A blurred or unappealing cover in the profile grid.
- Messages left unanswered.
Each of these mistakes is easy to fix, and each can make the difference. Read our guide on selling your house on social media.
Building a Reel shot by shot
Here is a simple structure for a property Reel of about twenty seconds:
- The first second: the strongest shot, with the location and type of property on screen.
- The next seconds: a movement that takes you into the house.
- The heart of the Reel: three or four shots of the main rooms, cut to the music.
- The high point: the pool, the view or the garden, often by drone.
- The end: a last strong image that makes people want to watch again, with the invitation to message.
This structure is not an absolute rule, but it avoids the two most common flaws: an opening that is too slow and an ending that fizzles out.
Recycling a film into several Reels
A well-shot property film contains enough images for several Reels: one on the pool, one on the kitchen, one on the garden at sunset, one behind the scenes of the shoot. Posted a few days apart, they extend the property's visibility without a new shoot. It is one of the reasons we always film more shots than needed. Read our article on vertical video.
Frequently asked questions
What is the best time to post a property Reel?
It depends on your audience. Evenings and weekends are often good, when people have time to dream about their next home or their next holiday. Your account statistics will tell you precisely.
Should you post the same Reel on TikTok?
Yes, it is excellent practice. Simply adapt the caption and check that the on-screen text stays readable with TikTok's interface. Read our article on TikTok and real estate.
Can a Reel be filmed on a phone?
Yes, for a simple property. For an exceptional property, a professional shoot with a drone makes a big difference.
How many Reels should you post for a property?
One main Reel, then variations: a detail, a room, the view, a late-afternoon mood. Several short Reels extend the life of the film.
Should Reels be shared in stories too?
Yes, it is good practice: the story reminds your followers of the Reel and links back to the post.
Can you schedule Reels in advance?
Yes, Instagram and some tools allow it. It helps you keep a regular rhythm.
