Case study: a house for sale in Obernai, filmed with Christelle Clauss
House for sale in Obernai, Alsace: how we filmed the Villa du Mont National with the estate agency Christelle Clauss Immobilier. The angle, the shoot, the release.
· AchMedia Real Estate

A house for sale in Obernai, on the heights of the Mont National: 360 m², a 1,750 m² plot, a hot tub, a 12-metre infinity pool and, on the garden level, a complete second home. The estate agency Christelle Clauss Immobilier, which handles the sale, asked us to make the film. Here is how we planned it, shot it and released it, and what it teaches anyone selling an exceptional property.
The property
The Villa du Mont National sits 1 km from the centre of Obernai, in a quiet spot a short walk from the forest. Fully renovated in 2012, it was extended in 2019 with its garden and pool.
- Upstairs: a 70 m² living room opening onto a 150 m² terrace with a five-seat hot tub, 3 bedrooms and a bathroom.
- Garden level: 2 bedrooms, a Technogym gym, a lounge, a sauna and a summer kitchen with a tarte flambée oven, facing the pool.
It can be split into two flats. That is what sets it apart from every other house in the area.
The challenge
A house of this level raises three problems:
- It is hard to sum up. A listing with forty photos overwhelms buyers. They remember neither the layout nor what makes the house unique.
- Its price has to be justified. Next to neighbouring houses, the difference comes from the amenities and the two homes. Buyers still need to see them.
- The price is not shown. At the owners' request, the house is offered "price on request". The film has to create desire without a number.
The angle: two homes in one
We built the whole film on one simple idea: a house upstairs, a second house downstairs. The presenter tours the upper floor as a complete home, then goes down to the garden level and reveals it as a second house, with its gym, lounge, sauna and summer kitchen.
This angle speaks to two buyers at once: the large family that wants room for everyone, and the investor who wants to live upstairs and rent out downstairs. Read our article on real estate storytelling.

The shoot
The film was shot in autumn, on the ground and by drone:
- The opening: a title card reading "Obernai, Mont National · For sale · Price on request" over the infinity pool. "For sale" comes in the very first second: our audience is used to rentals and must understand straight away.
- The drone places the house, its two terraces and its pool in a single shot. We framed the bottom of the plot and the garden, not the street.
- The guided tour: a presenter walks through the rooms in the order of a real visit, never as an inventory.
- The ending returns to the drone above the terrace and hot tub, with the contact email on screen.
Nothing gives away the location: no number, no street, no wide shot of the neighbourhood. For a property of this level, that is a rule. Read about the seven shots that sell a property.
Working with the agency
The film does not replace the agency: it works for it. Christelle Clauss Immobilier keeps control of the sale, the viewings and the negotiation. The film is published on our accounts in partnership with the agency's accounts, combining both audiences: the agency's local clients and our followers, who come for exceptional properties.
For an agency, it is also an argument when pitching sellers. See our offer for estate agencies.
The release
The film was published on Instagram on 4 November 2026, with a caption that repeats the property's key facts: floor area, plot, amenities and the two-flat option. Enquiries arrive by email and are passed on to the agency. We will follow this case and add the rest of the story here.
What sellers can learn
- Find the idea that sums up your house. Buyers remember a sentence, not a list.
- Say what you are selling from the start. Sale, rental, price or price on request: no ambiguity.
- Show what justifies the price. Amenities, space, outdoor areas: that is what the film must reveal.
- Protect your address. The film shows the town, never the street.
- Pair the film with an agency. The film attracts, the agency closes.
Frequently asked questions
Can you sell without showing the price?
Yes. "Price on request" draws fewer browsers and more qualified buyers, as long as the film clearly shows the level of the property.
Does the film replace the agency?
No. It presents the property and brings in enquiries. The agency arranges viewings, negotiates and handles the sale.
How do you protect the owners' security?
By never showing the address, the street or the neighbouring houses, and by keeping the drone on the property itself.
