Selling a villa in Thailand, thousands of miles away from most buyers, is a challenge. How do you convince someone to buy a property they have never seen? In Koh Samui, a pool villa found its buyer after being filmed by AchMedia Real Estate and shared on social media. Filmed, seen, sold. Here is the story of that shoot, and what it teaches every seller, wherever they are.

The context

Koh Samui is an island in the Gulf of Thailand, popular for its beaches, its hills and its climate. Pool villas there attract an international clientele, often European, looking for a second home, a place to live or an investment.

The villa we filmed is a contemporary pool villa, with a swimming pool, large living spaces open to the outdoors, a fitted kitchen and terraces. Its challenge was simple: to be seen by distant buyers, and to make them want it enough to act.

The shoot

The film was designed for buyers who would not visit before being convinced:

  3. Evening light, which flatters the facade and the island sky.
  4. A vertical format, made for social media.

The distribution

The film was published on social media with one key piece of information shown from the opening shot: the price, in three currencies. "Koh Samui · Thailand · Pool Villa · For Sale", followed by the price in baht, euros and dollars: 14,000,000 ฿, €370,000 and $410,000.

That choice has two effects. It intrigues, because viewers want to see what that price buys. And it filters, because the people who get in touch already know the property is within their budget. The sale

The villa was sold after its film was published.

What we can say for certain: the film made the villa visible to an international audience that no local listing would have reached, and it let distant buyers form a precise idea of the property before any trip.

  • The pool is the star. It must be perfectly clean, with no leaves on the surface, for the overhead shots.
