Marrakech real estate marketing: riads and villas

Marrakech real estate: riads and villas. How to attract international buyers and travellers with video, and what we learned filming Riad O'Zeen in the medina.

Marrakech real estate fascinates. Riads hidden in the heart of the medina, villas with pools in the Palmeraie, guest houses with flowering patios: the red city has long attracted buyers and travellers from all over the world. But competition is fierce, and many properties look alike on the platforms. Here is how video helps riads and villas in Marrakech stand out, with our own story in Morocco.

The Marrakech market

Marrakech brings together several types of property:

  • Medina riads, built around a patio, often turned into guest houses.
  • Villas in the Palmeraie and the surrounding area, with gardens and pools.
  • Apartments and residences in the modern districts.

The market is strongly oriented towards foreign clients, for purchases as for rentals. Travellers often discover their address on social media before booking it.

Riads and villas

A riad and a villa are not presented the same way:

  1. The riad is lived from the inside. Its patio, galleries, pool and terraces are the heart of the film. The central landmark, usually the patio, structures the whole story.
  2. The villa is lived outdoors. The garden, the pool, the view of the Atlas and the outdoor spaces come first, and the drone places the property.

In both cases, light is essential: the warm light of Marrakech brings out the carved wood, the zellige and the turquoise water.

An international clientele

In Marrakech, the clientele is mostly international. To reach it:

  • Captions in English and French in the videos.
  • Distribution on social media, where travellers plan their stays.
  • A direct contact method, such as a messaging app, for direct bookings.
  • A reassuring presentation: faithful images, clear information, fast replies.

Our story in Morocco

It all started in Marrakech. Riad O'Zeen, in the heart of the medina, called us: it wanted to stand out among hundreds of riads and attract an international clientele directly.

We built the film around the patio, with slow moves, plunging drone views and warm light. Two formats were produced: a 50 second tour and a 17 second short. Result: more than 108,400 cumulative views, 12,000 likes and a sharp rise in messages asking for direct bookings. Then real estate agents in Morocco called us in turn.

Filming a riad: the key points

Filming a riad needs a specific approach, because everything happens inside:

  1. The patio, heart of the place and landmark of the film.
  2. The galleries and upper floors, filmed rising towards the sky.
  3. The pool, with its reflections.
  4. Craft details: zellige, carved wood, stucco, lanterns.
  5. The rooftop terrace, with the view over the medina.
  6. The light, which changes through the day in the patio.

The edit must keep the real layout: the buyer or traveller must understand how the spaces are organised around the patio.

Filming a Palmeraie villa

For a villa in Marrakech, the outdoors takes over:

  • The garden, with its palm trees, olive trees and paths.
  • The pool, often the highlight.
  • The view of the Atlas, on a clear day.
  • The reception spaces, indoor and outdoor.
  • The drone, to place the villa in its surroundings, in line with local rules.

The warm late afternoon light brings out the ochre tones and the green of the gardens.

Selling or renting in Marrakech

Many riads and villas in Marrakech are run as rentals, guest houses or private villas. The film first serves to fill the calendar and grow direct bookings. But it also helps on the day the owner decides to sell: buyers, often foreign, discover the place remotely and travel already convinced. That is also why Moroccan real estate agents are turning to video. Read our guide to finding international property buyers.

Common mistakes of Marrakech riads and villas

  • Oversaturated photos, which disappoint on arrival.
  • A presentation that looks like the neighbours': same patio, same cushions, same angle.
  • Total dependence on platforms, which set the rules and take a commission.
  • Slow replies to travellers' messages, often from other time zones.
  • No English version.

Every riad has an identity: a fountain, a colour, a terrace, a story. That is what must be highlighted, so it is no longer "one riad among many".

A film that also builds reputation

A good film does not only fill the calendar. It also strengthens the reputation of the place: travellers who have seen it arrive with accurate expectations, leave satisfied and write good reviews. Those reviews attract new travellers in turn, and a virtuous circle sets in. Our guide to direct bookings for vacation rentals shows how to turn that audience into bookings without commission.

Preparing a riad for filming

A riad reveals itself in its details, so preparation matters:

  • The patio: plants watered, fountain or pool running and clean, cushions in place.
  • The lanterns and lighting: every lamp working, for the evening shots.
  • The bedrooms: beds made with care, curtains open, nothing left on the furniture.
  • The rooftop terrace: tidy seating, parasols, a view free of washing lines.
  • The guests: if the riad is open, the shoot is organised to respect their privacy, with no one filmed without consent.

A typical shoot in Marrakech

  1. The call, to understand the place and its goal: bookings, sale or both.
  2. The scouting, to follow the light in the patio through the day.
  3. The shoot, often one day, with the interiors in the morning and the terrace late in the day.
  4. The edit, with a main film and short vertical versions.
  5. Distribution, on social media, where travellers and buyers discover Marrakech.

Frequently asked questions

Do you film in Morocco?

Yes. Our crew films in France, Morocco and Thailand.

Can a riad reduce its dependence on platforms?

Yes, through social media and direct booking. That is exactly what Riad O'Zeen experienced.

Are drones allowed in Marrakech?

Drone use in Morocco is strictly regulated. We check the required authorisations before every shoot.

Do you work with Moroccan real estate agencies?

Yes. After Riad O'Zeen, real estate agents in Morocco contacted us, and we support professionals who want to present their properties on video.

What time of day should you film a riad?

The patio changes through the hours. Interiors are often filmed mid morning, then the terrace and the medina late in the day.

Should the film be in French or English?

For Marrakech, a version with captions in English and French reaches the widest international clientele.

How long does it take to film a riad?

Often one day, to follow the light in the patio from morning to evening and film the rooftop terrace at sunset.

Can you film a riad that is open to guests?

Yes. The shoot is organised around the guests, with spaces freed up in advance and no one filmed without their consent.
